Buyers will often make their mind up regarding a property within the first few moments of a viewing, so giving a positive initial impression is vital to a successful sale.

Anthony David & Co believe accompanied viewings give the best opportunity for a sale. They allow our highly skilled sales team to make the most of their expertise, encouraging buyers to make an offer and ensuring every unique feature of your home is brought to their attention.

We also know from experience that buyers viewing a property without the vendor present are more likely to give us better and more honest feedback. We understand that this strategy is not always possible, but it is definitely something we would advise when viewings begin.

A member of the Anthony David & Co sales team will be in attendance to show potential buyers around the property and answer any questions they may have. After each viewing has taken place, feedback will be given and any offers will be welcomed on the property from those in a suitable buying position.

As soon as an offer is received, a member of our sales team will notify you both verbally and in writing. Anthony David & Co will also check the buyer's position to proceed before making a recommendation to you on whether to accept the offer.

If the offer is accepted, it is at this point that the transaction enters the complex legal process so our team work hard to make this period as stress-free as possible, liaising with solicitors, lenders and surveyors on your behalf to avoid any additional disruption or delay and completing the sale as quickly and efficiently as possible.

If the offer is accepted, you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion at this stage. We will always be on hand to offer support and guidance every step of the way.

Once contracts have been signed by both parties, the deposit (usually 10% of the purchase price) will be paid to your solicitor. The official completion date is then set by mutual agreement.

The sale of your property is complete when the outstanding monies are transferred from the buyer's solicitor to your solicitor's account. Once this money has cleared, Anthony David & Co will be permitted to release your keys to the new owner.
